What is an LOI (Letter of Intent)?

An LOI is issued by GMADA to an allottee confirming their plot allotment in the Aerotropolis scheme. It is a legal document but not the final sale deed — that comes after development is complete and plots are demarcated. LOIs are freely transferable in the secondary market.
Is LOI a safe investment?

LOIs are GMADA-issued government documents, making them safer than private developer bookings. However, there is a wait for possession (expected 2027-28 for active pockets), and prices can fluctuate. The main risks are court cases on specific plots (especially in Pocket A) and delays in development timeline.
Can an NRI buy an Aerotropolis LOI?

Yes. NRIs can purchase LOIs and developed plots under FEMA. Payment must be made through NRE/NRO accounts. Sale proceeds can be repatriated subject to RBI regulations. A Power of Attorney registered in India is required if the NRI cannot be present for registration.
What is the difference between residential and commercial LOI?

Residential LOIs are for residential plots — the buyer will eventually build a home or rent it. Commercial LOIs are for shops, showrooms, offices and booth sites. Commercial rates are higher (₹54,000–68,000/sqyd vs ₹38,200–52,000/sqyd) but expected commercial returns are also higher once the township is operational.
When will I get possession of my plot?

GMADA has not announced a final possession date. Based on current construction progress (grid roads 40% complete in B, C, D), industry observers estimate possession for Pockets B, C, D in 2027 and Pocket A in 2028 (pending resolution of the court case on 927 acres).
What is the "Guava Scam" affecting Pocket A?

927 acres within Pocket A are under court dispute. The land was acquired under a scheme that awarded land on guava cultivation claims. A court case has been ongoing. This does NOT affect all of Pocket A — the remaining area is dispute-free. Verify the specific plot number before buying in Pocket A.
How are LOI prices determined?

LOI prices are market-driven — supply and demand in the secondary market. GMADA does not set secondary market prices. Prices on mohaliaerotropolis.com are aggregated from listings on 99acres, MagicBricks and direct broker data. They are indicative, not official.
What taxes apply on LOI sale?

Stamp duty: 6% (women buyers) or 7% (men buyers) of sale value. Registration fee: 1% of sale value. Capital gains tax: Short-term (held < 2 years) at income tax slab rate. Long-term (held ≥ 2 years): 20% with indexation. Consult a CA for your specific situation.
