The proposal names five permitted uses for the reclassified land: light engineering industries, allied commercial activities, warehouses, logistics parks, and packaging facilities.
The stated rationale is straightforward. The institutional designation kept this land sitting largely unused for years. Meanwhile, demand for industrial and logistics space in the area kept growing. Educational and healthcare land is already available in nearby sectors, so there is no functional cost to dropping the institutional tag here. Converting to industrial use puts the land to work while generating jobs for local youth and pulling in private investment.

The uses named in the proposal fit the location precisely. Manauli sits adjacent to IT City, ISB, and Chandigarh airport — all of which generate consistent demand for nearby warehousing and logistics infrastructure. Raw materials come in, finished goods go out, and everything requires storage and handling space in between. The 54 acres, once reclassified, fill that gap within the corridor rather than requiring operators to go further afield.
