About GMADA

The Greater Mohali Area Development Authority (GMADA) is the statutory planning and development body for the SAS Nagar (Mohali) district, constituted under the Punjab Regional and Town Planning and Development Act 1995. GMADA acquires land, prepares master plans, develops infrastructure, and allots residential, commercial, and institutional plots across the Greater Mohali Area.

GMADA's flagship project is the Aerotropolis — a 5,500-acre planned township adjacent to Shaheed Bhagat Singh International Airport (IXC). Divided into nine pockets (A through J), it introduced the Letter of Intent (LOI) as a tradeable allotment instrument that defines the Aerotropolis secondary market.

Beyond Aerotropolis, GMADA has developed Eco City (New Chandigarh), IT City (Sector 66A), and oversees the New Chandigarh / Mullanpur master plan. GMADA allotments carry distinct legal standing from PUDA-licensed private colonies.

What it is
A Letter of Intent (LOI) is a document issued by GMADA to a plot allottee confirming their preferential right to a specific Aerotropolis plot. It predates formal registry and is transferable.
How it trades
LOIs trade on the secondary market through registered Mohali dealers. Buyer pays market rate per sqyd. Stamp duty applies at collector rates. GMADA eventually converts the LOI to a formal allotment letter.
Who can buy
Indian residents, HUFs, companies, and NRIs under FEMA provisions may purchase LOIs. NRIs must transact through NRE or NRO accounts.
