📝 Overview

Torre Alta is a single 31-storey residential tower of 129 homes by Quark City India Pvt Ltd, in Sector 75, Mohali, on the 200-foot International Airport Road. It stands inside QuarkCity, the developer's own township of IT and ITES offices, commercial space and residences.

It is registered with RERA Punjab under PBRERA-SAS81-PR0315 and has received its occupation certificate. The residences currently on offer are on floor 20 and above, finished, centrally air-conditioned and fitted. A buyer can inspect the actual apartment, register it and move in, which is a materially different proposition from everything else being sold on this corridor.

What follows is the arithmetic behind the price, the specification as the developer states it, and the list of things that are not yet confirmed.

📐 What you actually get: carpet against super
Prices in Mohali are quoted on super area, which includes a share of the lobby, lifts and corridors. Carpet area is the floor you can stand on. The gap between the two decides whether a rate per square foot means anything, and at Torre Alta the developer publishes both.
FormatSuper CarpetFrom Floors
2 BHK 1,832 sq ft 1,125 sq ft ₹2.90 Cr Floors 20 to 22
3 BHK Not published Not published ₹3.10 Cr Upper floors
3+1 BHK 3,228 sq ft 1,847 sq ft ₹4.80 Cr Floors 20 to 22
Towerhome, 4+1 BHK 4,101 sq ft 2,476 sq ft ₹6.80 Cr Floors 23 to 24
Duplex 4,546 to 5,137 sq ft Not published ₹7.60 Cr Floors 25 to 28
Penthouse 5,474 sq ft 3,111 sq ft ₹14 Cr Floor 29
The same prices, expressed as a rate. The left column is the number a brochure quotes. The right column is the one that compares against anything else.
FormatPer sq ft, super Per sq ft, carpetCarpet share
2 BHK ₹15,830 ₹25,780 61%
3+1 BHK ₹14,870 ₹25,990 57%
Towerhome, 4+1 BHK ₹16,580 ₹27,460 60%
Penthouse ₹25,580 ₹45,000 57%
Computed from the developer's own published areas and starting prices, September 2026. A carpet share of 57 to 61 per cent is a loading of roughly 63 to 76 per cent, which sits at the high end for the Tricity. That is not in itself a criticism: central air-conditioning plant, three high-speed lifts, three basement levels and a clubhouse all occupy common area that someone has to pay for. It does mean a buyer comparing this against a project quoting ₹9,000 per sq ft is not comparing like with like in either direction.
📍 Where it sits: Sector 75, Airport Road

Sector 75 lies on the 200-foot International Airport Road, the main artery running from Mohali towards the airport and the Aerotropolis pockets. The tower sits within QuarkCity, a planned township combining IT and ITES offices with commercial and residential development, which means the employment is on the same land rather than a commute away.

The Judicial Court Complex is the nearest institutional anchor, which shapes who lives here: the surrounding stock is tenanted heavily by lawyers, doctors and professionals working within a few kilometres.

🏗 How it is built
On a finished building the structure and services are the part a buyer cannot inspect on a viewing and cannot change afterwards. The developer publishes an unusually complete specification, reproduced here.
Foundation Raft foundation carrying an RCC frame, over three basement levels of parking.
Concrete M50 grade in the columns, M40 in the slabs, with RCC shear walls around the lift cores.
Loads Floor slabs rated at 200 kg per sq m, the landscaped podium at 500, the basements at 400.
Facade Dry-stone cladding fixed with clamps over thermally insulated limestone walls.
Windows Double-glazed units in thermally broken aluminium frames.
Walls Fly-ash brick, with dry-wall partitions in calcium-silicate board.
Cooling Central HVAC: air-handling units, chillers and a cooling tower serving every home. No split units on balconies.
Power Backup covering apartments and lifts. Solar panels on the building.
Water On-site sewage treatment plant.
Fire Hydrants, sprinklers, smoke detectors and two-hour fire-rated doors in the common areas.
Parking 400 spaces across three basements for 129 homes. The allotment per residence is not published.
Fitted Kitchen with cooktop, hood, microwave, refrigerator, RO and dishwasher. Laundry with washer and dryer. Wardrobes throughout. Video door-phone.
Specification as stated by the developer, September 2026. None of it has been independently tested. On a completed building, however, most of it can be checked on a viewing by someone who knows what to look at, which is not true of anything still under construction.
The floor-wise price list and plans are on the Fidus Realty floor plans page for Torre Alta. Fidus Realty and the publisher of Mohali Aerotropolis share a founder; see the disclosure below.

Occupation certificateReceived for the residences on offer
Tower31 storeys, 129 homes, 400 parking spaces across three basements, developer-stated
AreasSuper and carpet published by the developer for every format except the 3 BHK and the duplex
Floors certifiedDescribed as floors 20 to 28, while a penthouse is listed on floor 29. Worth clarifying in writing.
Floors 1 to 19, 30 to 31Occupancy and ownership not stated
MaintenanceNo rate per sq ft published, and none for the sinking fund or any IFMS deposit. On a centrally air-conditioned building this is a significant recurring number.
Parking per home400 across 129 homes is an average, not an entitlement. Confirm the allotment for the specific residence.
3 BHK areaPublished as "on request" against a ₹3.10 Cr price
OccupancyHow many of the 129 homes are lived in is not published
The occupancy question matters more on a finished tower than an unfinished one. A largely empty building still carries the full running cost of central cooling, lifts and staff, and that cost is divided among whoever has actually moved in.
₹ The cost of buying here
Registry costs in Punjab are charged on the higher of the transaction value and the collector rate. The table works through the ₹2.90 crore entry price.
Apartment price₹2,90,00,000
GSTNil, completed home with OC
Stamp duty at 7%₹20,30,000
Registration fee at 1%₹2,90,000
Social infrastructure cess at 1%₹2,90,000
Maintenance and any IFMS depositNot published
Approximate total ≈ ₹3,16,10,000
Registry in a woman’s name: stamp duty at 5% − ₹5,80,000
The GST line is the one worth pausing on. On a completed home holding an occupation certificate, GST is not charged. The same ₹2.90 crore paid for an under-construction apartment would attract 5 per cent without input tax credit, about ₹14.5 lakh. Two homes advertised at the same headline price are therefore not the same purchase, and the gap runs the other way too: a ready home is paid for in full at registry rather than in construction-linked instalments, so the funding profile is harder even where the total is lower.
⚖ Who this suits, and who it does not
Works well for
Buyers who want to walk through the actual apartment on its actual floor before paying anything. Nothing here is off-plan.
Buyers who want to move in with furniture and nothing else. The kitchen, laundry and wardrobes are fitted.
Buyers to whom the GST position matters. On a completed home with an occupation certificate it is not payable, which is a real difference against an under-construction purchase at the same headline price.
Buyers letting to the offices around it. QuarkCity runs its IT and ITES space in the same township.
Better served elsewhere
Buyers comparing projects on rate per sq ft of super area. Carpet here is 57 to 61 per cent of super, so the comparable number is roughly ₹26,000 and not ₹15,800.
Buyers who want land. This is an apartment in a single tower with an undivided share.
Buyers at the entry of the Mohali market. ₹2.90 crore is the starting price, for a 2 BHK.
Buyers who expect to verify the project on the RERA portal by its marketing name. It is filed as Residential Tower R2.
🔑 What “ready” actually changes

Most of what this page would otherwise be spent on does not apply here. There is no possession date to interrogate, no construction pace to avoid over-reading, no question of whether the developer finishes. That risk has already been taken by somebody else and it has resolved.

What replaces it is a different and much shorter list of questions, all of which can be answered before paying:

MaintenanceRate per sq ft, what it covers, and how the central cooling is billed
OccupancyHow many of the 129 homes are lived in, and who runs the facility
ParkingHow many spaces come with this residence, in writing, and where
Sinking fundWhat has been collected and what it currently holds
The actual homeWalk the apartment, run the taps, check the lifts at peak hour
The associationWhether residents have formed one and what it has had to chase
On an off-plan purchase none of these can be checked and a buyer underwrites the developer instead. Here they can all be checked, which is the whole value of buying something that already exists.
❓ Frequently Asked
Where is Torre Alta?+
Sector 75, Mohali, on the 200-foot International Airport Road, inside QuarkCity, a planned township of IT and ITES offices, commercial space and residential towers. The developer states the Judicial Court Complex at about 1 km, Fortis Hospital at 3.5 km and the international airport at 15 km.
Is Torre Alta ready to move into?+
Yes. The residences on offer have their occupation certificate, so an apartment can be inspected, registered and occupied. That is the central fact about this project and the thing that separates it from most high-rise stock on the Airport Road.
Is Torre Alta RERA registered?+
Yes, under PBRERA-SAS81-PR0315, promoted by Quark City India Pvt Ltd. Searching the Punjab RERA portal for "Torre Alta" will not find it: the project is registered as Residential Tower R2. Search the registration number instead.
What does an apartment at Torre Alta cost?+
From ₹2.90 crore for a 2 BHK. 3 BHK from ₹3.10 crore, 3+1 BHK from ₹4.80 crore, the 4+1 Towerhome from ₹6.80 crore, duplexes from ₹7.60 crore and the penthouse at ₹14 crore. Price varies by floor and view, so the current list is worth asking for rather than inferring.
What is the rate per square foot at Torre Alta?+
On super area, between about ₹14,870 and ₹16,580 across the 2 BHK, 3+1 and Towerhome formats, and about ₹25,580 for the penthouse. On carpet area, which is what is actually usable, the same homes work out between about ₹25,780 and ₹27,460. Both figures are on this page because only one of them is comparable across projects.
How much of the super area is carpet?+
Between 57 and 61 per cent, from the developer's own published figures. The 2 BHK is 1,832 sq ft super against 1,125 sq ft carpet; the 3+1 is 3,228 against 1,847; the Towerhome 4,101 against 2,476; the penthouse 5,474 against 3,111. That is a loading of roughly 63 to 76 per cent, which is high, and it is the single most useful thing to know before comparing this against anything else.
Is GST payable on a Torre Alta apartment?+
GST is not charged on the sale of a completed home that has received its occupation certificate. On an under-construction purchase it would be 5 per cent without input tax credit. On a ₹2.90 crore home that difference is about ₹14.5 lakh.
What does it cost to register an apartment here?+
On the ₹2.90 crore entry price, Punjab stamp duty at 7 per cent, the 1 per cent registration fee and the 1 per cent social infrastructure cess come to about ₹26.1 lakh, taking the outlay to roughly ₹3.16 crore. Stamp duty falls to 5 per cent when the registry is in a woman's name, a saving of about ₹5.8 lakh.
How many homes and how much parking?+
129 homes in a 31-storey tower, with 400 parking spaces across three basement levels. That averages about three per home, but the number allotted with any particular residence is not published and should be confirmed in writing.
Is Torre Alta centrally air-conditioned?+
Yes. A central HVAC system of air-handling units, chillers and a cooling tower serves every apartment, so there are no split units on the balconies. Power backup covers the apartments and the lifts. Central cooling also means a running cost that sits in the maintenance bill rather than your own electricity meter, which is worth asking about.
How is the building constructed?+
An RCC frame on a raft foundation with three basements, M50-grade concrete in the columns and M40 in the slabs, and RCC shear walls around the lift cores. The facade is dry-stone cladding over thermally insulated limestone walls, with double-glazed windows in thermally broken frames. The full specification is on this page.
Who is the developer of Torre Alta?+
Quark City India Pvt Ltd, part of QuarkCity, a group headquartered in Denver, Colorado, working across engineering, design, construction and real estate. It develops integrated townships in Punjab and states that it operates more than 3,08,000 sq ft of IT and ITES office space in the Tricity.
What is not confirmed about Torre Alta?+
What occupies floors 1 to 19 and 30 to 31; the maintenance rate and any sinking fund or IFMS deposit; the parking allotted per residence; the 3 BHK super area, published only as "on request"; and how many of the 129 homes are currently occupied. The developer also describes the certified residences as floors 20 to 28 while listing a penthouse on floor 29, which is worth clarifying before committing.
